Policy

Reservations and/or Deposit Requirements:
A deposit of 10% of total rental or $100.00 (whichever is greater) is due at the time of booking to confirm the reservation. If total rent is less than $500, full payment is due at booking. Modifications to confirmed reservations may result in a rate change. This would include a change in the length of the stay or a change in the dates of the stay. A Three (3) night minimum is required on all reservations, one week minimum applies to summer and other peak periods. Additional fees may be required for special housekeeping and linen needs. Rates are subject to change without notice. This would not apply to confirmed reservations.

Damage/Key Deposit:
Refundable damage/key deposit by check for $300 is required at check in (call for details).  

Payment:
We accept checks, traveler’s checks, certified funds and credit/debit cards. After initial depsit, additional 40% of total stay is due 60 days prior to check in, remaining 50% is due 14 days prior to check in. There will be no refunds for early departures.  If total rent is less than $500, full payment is required at time of booking.

Cancellations and Changes:
CANCELLATIONS – A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 60 days of the arrival date, forfeit the full advance payment and reservation deposit. Cancellation or early departure does not warrant any refund of rent.

Check in Procedures:
Check in time is 4:00 pm. During regular business hours (Tuesday – Friday, 9am-5:30pm; Saturday 9am-2pm), please check in at the office, Unit B102, and you will be provided with keys and procedures. After hours and on weekends, please call 251.421.1965 to make alternate arrangements.

Check out Procedures:
Check out time is by 11:00 am. No late check outs please, as we need time to clean unit for next guest. Please follow these procedures upon checking out of your condo:

Please wash and dry all towels prior to departure.  Strip bed linens and place in the laundry area.  Leave the beds unmade.
 
All furnishings and accessories must be in their original place.
 
Dispose of all garbage in the dumpsters.
 
Clean all dishes and return them to their designated cabinets and/or drawers.
 
Set A/C to 78°F during spring and summer months and heat to 60°F during fall and winter.
 
During normal business hours, turn keys in at the office. During weekends and after hours, lock the door and drop keys off in the night box by the office. The charge for unreturned or missing keys is $25 per key plus cost of service call

Hurricane / Tropical Storms:
ONLY when the National Weather Service (NOAA) for the state of Alabama declares your destination to be under a Hurricane / Tropical Storm WARNING, you may change or cancel your reservation without penalty. Until such warning is issued, standard cancellation and change policies apply. If during your stay your destination becomes a threat, Frank Ellis IV (Owner) reserves the right to issue a mandatory evacuation even prior to evacuations issued by our city or county officials.

Room Assignments:
You are renting a privately owned condo residence. It has been decorated and equipped to satisfy the particular tastes and desires of the owner. Please be considerate of the belongings of the owners and to the people who will be renting this residence after you. Please do not rearrange the furniture or accessories or take any items outside that are part of the interior décor. Please do not move any furnishings or kitchen items outside of its residence. Since the premises are privately owned, neither Wolf Bay Landing Condominiums nor the owner shall be responsible for any additional furnishings not presently in the property. Renter is responsible to the owner of the residence for any damages to the premises, furnishings, household items and equipments excluding the normal wear and tear. Locked closets are maintained by the homeowners for personal use. Please respect these areas.

Smoking:
Smoking is prohibited in units and public spaces.  Butts must be disposed of properly. Violators will be charged an additional fee of $300 – $600 (deep cleaning and odor elimination fee).

Repairs:
Our staff is here to make sure your vacation home is in the best condition that it can be. If you should discover otherwise, please report it to us immediately and we will correct it as quickly and smoothly as possible. However, no refunds will be given for appliance failure or other circumstances beyond our control. Please do not wait until you departure time to inform us about problems, as we no longer have the opportunity to rectify the situation. At times, we must wait for parts or service. Please bear with us during these times. Authorized employees or repairmen may enter the premises during normal business hours for any purpose pertaining to repair, improvement, care and management of the premises. We will try to notify you, if at all possible, in as far advance as possible of any entry.

After Hours Emergencies:
Our office hours are 9:00 to 5:30 Tuesday through Friday and Saturday 9:00 to 2:00. Non-Emergencies will be logged and handled the following business day during office hours. The number to call is 251.421.1965 or call 911.

Parking:
There is parking available for a maximum of two cars. Additional vehicles will need to be parked in a public parking lot off site.  There is no on-site parking available for boats, trailers, campers, jet-skies or other recreational vehicles. Visitors must display a guest pass on the dashboard.

Long Distance Calls:
There is a long distance block on all residence phones. You will need a calling card to make a long distant call from the residence. Local calls and 800 calls are free. Please refer to the telephone directory in your residence for local numbers.

Grilling:
Due to fire regulations, charcoal or open fire grilling on, or under, decks, balconies or porches and within (10) feet of any structure is prohibited. There are designated grill sites available for your use.

Lost and Found:
The Property Owner is not responsible or liable for any personal items that are left behind. We have a “Lost and Found” department. Items that are recovered may be shipped to their rightful owner, at owner’s expense. Please call 251.943.4265 to recover items left behind.

Maximum Occupancy:
The total number of occupants allowed in the unit at any time is restricted to 6 people for 2 BR and 8 people for 3 BR units. Eviction without refund is the penalty! We are very serious about maintaining a family atmosphere for the quiet enjoyment of all our guests. We will rent to family groups and responsible adults only. Adults less than 25 years of age will not be permitted to check in. Reservations made under false pretenses will be subject to forfeiture of full payment. Identification is required upon check in to verify age. Absolutely no student groups or house parties will be tolerated. All accommodations are governed by appropriate “Alabama Laws” pertaining to the “Alabama Landlord and Tenant Act” and the “Rules and Regulations” that are applicable to said premises. Occupancy of common areas shall be quiet and peaceful so as not to disturb other guests.

Pets:
Dogs under 20 lbs, minimum 1 YO with all shots is acceptable with non-refundable pet deposit plus pet fee.  Must have prior approval.  Must be house broken and is not a nuisance to other guests. Cats are prohibited.  If applicable, please ask for complete pet policy.

Please help us conserve energy … turn lights off and turn AC up (heat down in the winter) when you are not in the unit.

DO NOT FLUSH ANYTHING DOWN THE TOILETS, EXCEPT TOILET PAPER. IF A CALL TO THE PLUMBER IS NECESSARY AND WE FIND FOREIGN OBJECTS, YOU WILL BE BILLED FOR THE SERVICE CALL.
